Key takeaways:

  • Regions Bank offers a variable-rate home equity line of credit (HELOC) with a Loan-in-a-Line feature that allows you to convert portions of your balance to a fixed rate over time. This is sometimes called a hybrid HELOC.

  • Achieve Loans offers a HELOC with a fixed rate from the start.

  • Regions provides in-person branch access alongside its online and phone channels.

  • Achieve Loans is online-first, with soft-check prequalification and average funding of 11 business days.

A home equity line of credit (HELOC) is a way to borrow against the equity in your home.

When you compare a Regions Bank HELOC with Achieve Loans, the first thing to weigh is the type of interest rate that will apply to your debt. Most HELOCs have a variable interest rate. Some lenders give you the option to convert part of your balance to a fixed rate. Regions offers a variable-rate HELOC with a feature called Loan-in-a-Line, which allows you to convert portions of your balance to a fixed rate. Achieve Loans takes a different approach: a fixed rate from day one, so your rate doesn’t change over the life of the loan.

Beyond rate type, these two lenders differ on loan-to-value (LTV) limits, fund access, and repayment terms. Let’s take a look.

Achieve HELOC at a glance

Achieve Loans offers a fixed-rate HELOC. Your interest rate is set at closing and stays the same for the life of the loan. Achieve HELOC rates are predictable from day one, with no variable period and no conversion step.

Borrowing limits go up to $700,000. The combined loan-to-value (CLTV) ratio limit is up to 90%, depending on your credit profile and property type. The CLTV is the total amount of debt you have against your home, compared to its current market value. Your mortgage, if you still have one, and your HELOC are both included in this figure. Repayment Terms range from 10 to 30 years, with a five-year draw period during which you can borrow, repay, and borrow again up to your credit limit. There's no prepayment penalty, and the application starts online.

How Regions’ Loan-in-a-Line feature works

Regions Bank's HELOC starts at a variable rate. This is a hybrid HELOC, or one that has a combination of fixed interest rates and variable interest rates. The Loan-in-a-Line feature gives you the option to convert all or part of your outstanding balance ($5,000 minimum) to a fixed rate with a fixed repayment term.

According to Regions, you could hold up to 10 fixed-rate locks at once, with terms of three, five, seven, 10, or 15 years in most states. Each conversion costs $100, but Regions waives the fee for the first 30 days after you get your HELOC. As you pay down a locked portion, the paid-down amount becomes available again at the variable rate.

Regions offers an introductory 3.99% interest rate on its HELOC for the first six billing cycles as of October 2026. Even so, the rate options may be confusing to many borrowers. You could end up with a total balance that reflects 10 different loans at 10 different rates, with ten different repayment terms that could all be shorter than the overall repayment term on your HELOC. On top of all that, you could have available credit at yet a different rate.

Qualification, LTV, and branch requirement

HELOC or home equity loan requirements vary by lender. Both lenders weigh credit score, CLTV ratio, and debt-to-income ratio (DTI).

Achieve Loans accepts applications from borrowers with fair credit or better, allows a CLTV up to 90%, and allows a DTI up to 50%, depending on your financial profile and property type. Regions Bank caps CLTV at 85%.

Regions requires the home you’re borrowing against to be in a state where the bank operates branches. Achieve Loans lends online without a geography requirement.

Regions Bank HELOC rates and Achieve HELOC rates and eligibility both depend on your credit standing, financial details, and property details.

Access and experience

Regions Bank is a branch-based lender. You can apply online, by phone, or in person. If you’re approved, you can access funds through convenience checks, a Visa card, online transfers, or at a branch.

Achieve Loans is online-first. The application takes about two minutes and starts with a soft credit check that won’t affect your credit score. A licensed Mortgage Advisor guides you from there, and Achieve reports average funding of 11 business days once approved.

Achieve HELOC reviews and Regions borrower feedback could help you compare the real-world experience with each lender. Check out Achieve on TrustPilot.

Which lender is right for you?

If you want a fixed rate from the start with no conversion fees and no rate surprises, Achieve Loans offers that in an online-first experience. A soft credit check gets you started.

If you want more granular control and you like the idea of starting at a variable rate and locking in fixed rates on portions of your balance over time, a Regions Bank HELOC could be a fit. Confirm that your property is in a state where Regions operates before you apply.

Prequalify with Achieve Loans

HELOC prequalification involves a soft credit check, so it won't affect your credit score. You could find out what rates and terms you might be eligible for before committing to a full application.

The process takes about two minutes, and a licensed Mortgage Advisor is available to walk you through your options.

Frequently asked questions about Achieve Loans vs. Regions Bank HELOC

Loan-in-a-Line is a conversion option built into Regions Bank’s variable-rate HELOC. You can lock all or part of your outstanding balance into a fixed rate with a fixed repayment term. As you pay down the locked portion, the repaid amount becomes available again at the variable rate.

Regions Bank allows up to 10 separate fixed-rate locks at one time. Each conversion costs $100 (waived for the first 30 days), and you can lock different amounts at different points during your draw period. That flexibility is the main appeal of the hybrid approach.

Regions Bank's HELOC product page states that the home you borrow against must be in a state where the bank operates branches. Other borrowers would not be eligible to apply. Achieve Loans operates online and doesn't have a branch location requirement. Its services also vary by state.
